Dependence price of rent on common flat price

Main objective of this thesis is to determine the process for rent calculation of flats in line with presumptions influencing dependence of rent on common flat price. Proposed methodology is based on presumption of investing in property and possible yields or risks of this investment. The work studied the effects of correlation rentals and flat price.

The diploma thesis describes a rental market in selected localities of the city of Brno. It finds out how a rent is changing according to a location equipment and size of an apartment. The thesis acquires information about a flats from market analysis. These data are then divided into disposition categories 1+1, 1+kk, 2+1, 2+kk, 3+1, 3+kk and so on, then the data are recorded into a price map with the same rental amount per m2 of floor space and then evaluated.
Rent of office spaces and the factors influencing it

The thesis is focused on a topic of the price of rent and its factors at the office spaces in selected districts in the city of Brno. It describes the current situation in the real estate market of commercial buildings. Furthermore, the database of the advertised offices in ten districts of Brno is composed of the graphical and text part of the thesis. The resulting data are processed into maps, tables and graphs. In the end of the thesis, the results of the research of the real estate market are evaluated.

The thesis describes the specific activities leading to the development project in all its phases, presents the project risks and defines the security and specifications of the development projects. The analysis is focused on commercial office projects and it is formed in three successive levels, at the level of the Czech Republic, at the level of the analysis of the Prague and Brno markets, to a specific analysis of the selected project.

The diploma thesis is interested in current problems of rent in administrative buildings on the real estate market in Mladá Boleslav. The introductory part is devoted to defining what an immovable thing is and also explains the concept of an office building, then describes how the real estate market is divided. Following the theoretical part and the information obtained, a database of than thirty advertised offers of administrative premises was created. The diploma thesis deals with the identification of significant factors influencing the rent price. The resulting data is processed into tables, graphs and a rental price map is also created. This thesis deals with the evaluation of the treatment with operated infrastructure of water company Vodovody a kanalizace Hodonín, a.s. The theoretical part defines key terms and the legal background of the issue. In the analytical are simultaneously compared two variants: the payment of the rent for operating assets and adding infrastructure into property of the company. The aim is to provide to the company the optimal model for effective infrastructure management.
The return on investment associated with construction of a residential building in the cities of Hradec Králové and Brno

This diploma thesis aims at the return on investment associated with construction of a residential building in the cities of Hradec Králové and Brno. As a first step, we calculate the investment amount needed to construct the building and set the rent for each apartment. Next, we determine whether discounted net rent from all residential units will cover construction costs. Investment payback period will be then assessed. We also calculate market value for each unit and a summarized value for selling all the units. Finally, we determine which of the following scenarios leads to higher profits – selling the residential building unit by unit versus renting the units. This evaluation will also take into account the results difference based on chosen city.

A Price Map of Standard Rent of Commercial Spaces in Selected Areas of the City of Brno

The thesis is focused on the creation of price maps commercial real estate lease in the areas of Brno, in selected urban areas. It is divided into two parts: The theoretical section explains the basic concepts related to the thesis, which are: the types of commercial spaces, types of prices in the valuation, introduces us to the situation on the commercial real estate market and the importance of price charts and the methodology to create. The practical part focuses on the formation of price charts, discussed the issue at its orign, the possibility of creating and mapping. The result is a textual and graphical price map, which is the use of the real estate market and facilitates orientation in the prices of renting commercial property types: office, shop and warehouse.
Evaluation of the costs of an investment apartment during the operational phase of its life cycle

This thesis evaluates the costs associated with owning an investment apartment unit during the operational phase of the life cycle. Its aim was to identify the individual costs that are related to the investment in the apartment unit and to determine their share in the total operating cost. The thesis examined each cost item and identified the costs it generates in turn. Subsequently, the information found was applied to a model investment property case, thereby cash flows could be compiled over a thirty-year evaluation period. The thesis concluded by comparing the identified costs with the services offered in the market that focus on investment property management.
